problems with exposed area - surface area

among other problems I regularly experience the problem that the exposed area in solar analysis is greater than the surface area and than the exposed area shown in the selection information. I added a screenshot and the simple model that I've used for better understanding. All selection normals are pointing outwards, only surfaces above ground are selected, so what did I do wrong in this very simple model?
I've experienced this Problem very often and don't know what causes it and sometimes it vanished in a model and I don't know what I did to fix it. It most often appears with complex structures and ranges between just a few percent difference to more than a hundred times bigger exposed surface in a complex model.
What puzzles me the most is that 2 values exist for eposed surface and that one of them is greater than surface area. If it was smaller I could understand.

Cheers for help,
Thomas
